To rent one of our homes, every applicant must meet certain requirements including, age requirements, pass background, criminal, and credit screenings, and provide valid identification and proof of income. Please continue to read the questions in this section for more information on our rental requirements.

Valid government-issued photo ID, including: 

  • State-issued driver’s license or ID card 

  • U.S. passport or passport card 

  • U.S. CIS Form I-551 permanent resident card 

  • Valid foreign passport (for non-U.S. citizens) 

A background screening will be completed on all applicants to verify credit worthiness. The rental score is determined from an analysis of information found in each applicant's consumer credit report, application and previous rental history. The consumer credit report may include payment history, bankruptcies, number and type of accounts, collection activity, outstanding debt and credit inquiries. 

There is no set minimum, but lower credit scores may require a guarantor.

Most communities require income to be 2.5 to 3 times the rent, verified through pay stubs, tax returns, or employment offer letters.

Yes, they must meet higher income and credit requirements (typically 4-5 times rent and a 700+ credit score). 

Yes, positive rental history with no evictions, lease violations, or outstanding balances is required. 

Felony convictions for violent crimes, drug distribution, sex-related offenses, and crimes against persons/property within the past 10 years may result in denial. Misdemeanor offenses within the past 3 years may also affect approval.

No, all application fees are non-refundable.

Varies by community and applicant qualifications, typically ranging from one month’s rent or more.

Many communities allow pets, but breed restrictions, weight limits, and pet fees may apply

Lease terms typically start at 12 months, with shorter or longer options varying by community.

Rent is due on the 1st of each month. Payments can be made online, via WIPS, check, or money order

Promotions vary—contact the leasing office for details.

Yes, but an early termination fee (typically one to two months’ rent) may apply.

Yes, with liability coverage of at least $300,000. 

Subletting is generally not allowed. All roommates must apply and be approved.

Requests can be submitted online via the resident portal or by calling the leasing office.

Late fees apply after the grace period. 

Varies by community—some include water, trash, and sewer, while others require residents to set up utilities separately.
